Adding Charm to an old Farmhouse

One of the most important factors to me in adding character to a home isn’t to fill it with things, but to let the home speak.  To add character to the walls with subtle touches.  I love character in trim, wainscoting, crown molding, and even the registers throughout the home.  I know many of you wonder why in the world I always paint our walls white? It is because I crave a neutral background that lets charm speak.

This brings me to one thing I’ve been dying to change for years!

I have been so anxious to share with you all one of my favorite update to our home!  Five years ago, when we were remodeling, my husband did all the HVAC (since that is also his career)….  butttttt I was oblivious to what an impact registers and placement have to a home!

As the years have gone by, I value more the quality of the home than what is filled inside.  Even though this is an old farmhouse, all of its character had been ripped away over the years and years of short cut remodel jobs that left this home tired and tragic in my eyes.  If you have followed me for some time, you know we gutted this home to the bear bones. I mean bare.  All that was left was vinyl siding on the outside, shingles on top,  old rafters, and just a few walls. When rebuilding what was left, I wanted to try and bring as much character and strength back into the home that we could. One thing I always felt it was lacking was the the charm vintage registers bring, and I am so happy we finally changed that!

The first registers we used where about 5$ a piece.  And just because something is inexpensive doesn’t always mean it isn’t quality, but in this case, it was.  Each and every one of those registers were covered in rust in the few short years we have had them.

So those rusted registers had to go. They drove me nuts looking at them and trying to clean them for the 10,000th time just wasn’t working.  A few weeks ago I came across Signature Hardware with my searches, and I fell head over heels.

Now, I thought this would be an easy project of just removing two screws and putting the new ones up lickety split, but that wasn’t the case.  I will warn you, the covers on these are a touch smaller than your plain Jane registers we had.  And to make them beautiful looking in, we spray painted the inside of the duct work before placing the new covers.  Just a few extra steps that made the new register beautiful inside and out :).

Andddd, I know, I know, I need to take down the register and paint just a little more black to hide the drywall, but my impatient self couldn’t wait to see them installed and show everyone! Add it to list of unfinished things I start would ya?!

For the registers, we chose their cast iron honeycomb wall registers you can find here. Part of me still wonders if I should have chose the brass honeycomb register in a brass finish, well because they are warm and just divine! But I wanted a classic look that will look timeless for our lifetime to follow.

I found myself microwaving my cup of coffee over and over again. Backyard Patio Refresh!

Processed with VSCO with a6 presetHi you guys!  I am soooo excited to finally share the walkway we’ve been working on for a few weeks now!  I think it completely changed the look of the back of the home and patio, and I am so pleased with how it all turned out!

Now of course, I wish I had a before photo. And I always seem to say that! But here, I did find this one.  You can see the plain square edges of the patio without any life or softness around it!

Now how did this all begin.  Well folks, I took our one year old with me in the truck, and headed to Greenleaf Landscape supply.  I had no idea what I was going to get or how to even go about this big project, but you have to start somewhere right?!

Lucky for me I found some amazing help!  And if you’ve been wanting to do a big landscaping project, but don’t know where to begin, I HIGHLY recommend going to Greenleaf and talking to Anne!   I told her I wanted to do a flagstone walk way and that was about it!  I am so lucky to have met her and for her advice on how to go about the whole project.  (It was a little more complicated than I imagined!). But I am still so glad we did it, and that we did it right.

Okay, so what did I pick and how did we do it?

First off, there are mannnyyy different choices of flagstone (also I did not know this either!).  You can take a look at the Greenleaf’s website here to find all their selections available.  I ended up going with their Carmel Mint flagstone.  The photos do make it look purple, and more colorful that I was looking for, but in person I think it’s perfect!  I wanted a stone that wouldn’t chip easily, and that also looked irregular for a very natural looking walkway.

Now once we got these stones home, we had a lot of work to do!  First we shoveled off the sod and leveled the walk how we would like it.  Next we laid landscape fabric down and laid the stone how we would like them to look.  Then hubby brought over a load of sand to set the stone.  I will say Greenleaf suggested we use “chips and dust,” and if you are doing this I would listen to them!  We didn’t have chips and dust, and with a topper on our truck right now I couldn’t bring a bucket load home.  Plus we already have sand on this property so we thought we would give that a whirl.  (But do as I say, not as I do ;-P). The goal is to get these flat stone from moving as you walk on them.  So having them good and set is very important!  They hubby drove the tractor over them to push them down in the sand, and we also wet the sand to make it hard. (Again not sure if that was all right, just being honest in what we did!). The next day bought just a few bags of pea stone from a local store and sprinkled them between the stones.

Now onto the plants!  My sweet friend and neighbor with Contained Gardens helped me design this little area.  I purchased the number of plants I needed with her, and kept it simple, low maintenance, and most importantly- budget friendly! I know I also reached out to my friends on social media for input on what plants to get.  And you know you guys were completely 50/50!  I ended up going with hydrangeas invincible wee whites. Which grow to 1-2.5 feet tall.  They are a dwarf Annabelle (the classic white hardy hydrangea), and I love them lining the walkway!  Next, I chose boxwood to line the patio.  I love how they stay green year round, and how I can pick small springs for the holidays! And did I mention, BOTH should be completely no maintenance?!  HAPPY DANCE!

Hey you guys!  Father’s Day is just around the corner, and I wanted to quickly share with you all a beautiful gift idea I did to surprise my husband this year.

My sweet friend Amy Carroll blew me away with this photos she captured just a few weeks ago despite the most unhappy two boys I’ve seen in a while.  And by unhappy, I mean total crabby butts if you know what I mean.

This barn behind Doug and the boys in the last few photos was once a red pole barn.  This summer he is taking the time to redo this one and make it a boys retreat for years to come or memories they will make :). And hopefully building momma cute things in here too ;-P!

Woodrow finally warmed up after a drive to the farm.  The barn behind him was my grandfather, Auburn Olin’s, now owned by my Uncle Doug.   I am so happy to still see it in the family, and I hope someday to capture my Auburn right here too :).

Schoolhouse Living Home Tour

I love adding a little of spring/summer to the home with little touches throughout. I try keeping a clean, minimalist design with a timeless feel to our home with minor changes to make a dramatic change I crave.  And a few years ago I began my love for Schoolhouse.   I knew I wanted a few heirloom pieces for our home, and now I am happy to share the few pieces I’ve added!  I would like to take you all through a small tour of our home while pointing out a few decisions in our design, and a few products I love!

Welcome to our mudroom.  This was the dinning room when we bought the home, but if there was thing I knew I wanted, it was a family.  And well, a mudroom.  With three boys living here now three years later, I must say- this was the best decision EVER.

Looking to the right you see our kitchen! Just over a year ago we remodeled this part of the home.  It was one of the last projects, and well worth the wait!

While standing in the kitchen and mudroom, just to the east is our dining room.  This room was at one time another living space, but opening up this wall and exposing this chimney buried behind closet and the laundry was another one of the best decisions we decisions we made! (And yes the laundry room was in the kitchen…YUCK!)  We also moved the stairwell to the middle of the home shown above, and opened that doorway even more to give an open feel.  I love coming down in the morning to the kitchen/dining area, and how the heat rises in the winter from our wood burning stove in this room.

I just want to take a second to point out this light from Schoolhouse.  The base is a Newbury 4in, and the shade is made on banks of the Monongahela River in West Virginia. Each one is individually hand-blown in antique cast-iron moulds using traditional methods over 150 years old.  Insert all the heart eyes emoji when I found this light!

This clock is the Kennedy clock in brass with a white face.  The quality of this clock you can feel and see with your own eyes and hands that no photo can portray.  I am in love with its timeless look and classic design that will never go out of style.

Meet Jack. I fell in love with this chair months and months ago.  I tossed and turned thinking over and over if this chair would be one I loved for years and years to come.  I’ve never spent so many hard earned dollars on a chair in my life.  I posted on my Instagram stories my love for this chair, a fellow follower wrote me.  She said this is something your children will remember.  When they look back at their childhood and home, they will remember moms chair and never forget it.

Just to the top of the stairs you’ll find my grandmother’s dresser.  When we designed the upstairs I planned this tiny little space just for this!

We also turned the tiny three bedrooms upstairs into one large bedroom (our master pictured below), a small bathroom, and one other smaller bedroom.

I wanted our bedroom to be a retreat.  I just added this coverlet to provide that extra weight without too much warmth for those spring/summer/fall months.  This is the Popcorn Grid Coverlet that is a new release to the Schoolhouse spring collection.  It is made using traditional techniques by a family-owned textile factory in New England with over a century of popcorn chenille weaving expertise.  I love the story behind the products I chose and hope you do too 🙂

I am SO thankful my sweet friend Jenna with Jenna Borst Photography came out with her talents to bring you this!   It may have taken me a day and a half to just pick up this place and six loads of laundry, but it was worth it!

A little Home Tour

I wanted our bedroom to be a retreat.  I just added this coverlet to provide that extra weight without too much warmth for those spring/summer/fall months.  This is the Popcorn Grid Coverlet that is a new release to the Schoolhouse spring collection.  It is made using traditional techniques by a family-owned textile factory in New England with over a century of popcorn chenille weaving expertise.  I love the story behind the products I chose and hope you do too 🙂
